Standard 12|5 / 12:05
Standard 12|5: condition and results in one system.
Twelve checks between stays and five key numbers in the owner report. The aim is to make issues visible early and measure performance after real costs.
The exact checklist, frequency, photo documentation and response rules are defined in the agreement according to the property and selected scope.
12 checks between stays
A standard checklist makes preparation consistent and keeps visible issues from disappearing into informal messages.
- 01 — entrance, locks, keys and access
- 02 — furniture and visible damage
- 03 — walls, floors and finishes
- 04 — windows, blinds and doors
- 05 — lighting, sockets and core appliances
- 06 — heating, cooling and air conditioning
- 07 — plumbing and bathroom
- 08 — kitchen, dishes and equipment
- 09 — linen and towels
- 10 — supplies
- 11 — agreed safety equipment
- 12 — final readiness for the next guest
When an issue is found
We describe visible issues and, where included, provide photographs and a proposed next step.
- Issue alert and description.
- Photo documentation within the agreed scope.
- Indicative urgency and possible solutions.
- Approval under the agreed spending threshold.
- Follow-through to completion of the agreed action.
5 numbers in the monthly report
Reporting does not stop at turnover. It shows the path from occupancy and average price to the owner’s actual result.
- Occupancy for the reporting period.
- Average daily rate (ADR).
- Accommodation revenue after platform fees.
- Operating costs for the period.
- Net result / owner payout before tax and financing.
Quarterly Property Health review
The periodic review separates daily incidents from decisions that protect the property over the longer term.
- Recurring issues and visible wear.
- Planned preventive work and replacements.
- Improvements aimed at rating, price or occupancy.
- Indicative cost and expected effect of each recommendation.
What the standard is not
Standard 12|5 does not replace a technical survey, evidential inventory, insurance or legal review. It is an operating process for consistent care, visibility and timely action.
